**Terms and Conditions for Promotion “‘Merks Mājas’ Pays for Your Dream Travel”**
(hereinafter – the Promotion)
1.	The seller and the organiser of the Promotion is SIA “Merks Mājas”, registration No. 40003657280, registered office: Rūpniecības iela 25-98, Riga, LV-1045, email: info@merksmajas.lv.
2.	The Promotion shall only apply to the project Magnolijas at 6 Skrīnes Street, Riga and 8 Skrīnes Street, Riga, developed by SIA “Merks Mājas”.
3.	The Promotion shall run from 1 November 2024 to 13 December 2024 (inclusive) (hereinafter – the Promotion Period) for a limited number of Participants of the Promotion.
4.	A Participant of the Promotion shall be a buyer (a natural or legal person) who fulfils all of the following conditions during the Promotion Period (hereinafter – the Participant of the Promotion):
4.1.	concludes (signs) a purchase agreement for the purchase of an apartment in the project Magnolijas by SIA “Merks Mājas”, address: 6 Skrīnes Street , Riga or 8 Skrīnes Street, Riga;
4.2.	transfers the full purchase price specified in the Agreement to the current account of SIA “Merks Mājas” (to be specified in the relevant purchase agreement);
or
4.3.	if an escrow account is used for payment of the purchase price, the following conditions must be met: (i) the purchase price has been credited in full to the escrow account and (ii) the Buyer’s ownership rights to the apartment have been registered in the Riga City Land Register (which can beverified by the Parties in the Unified Computerised Land Register database).
5.	Within the framework of the Promotion, the Participant of the Promotion shall receive a gift certificate in the amount of EUR 5,000.00 (five thousand euros) including VAT from a tour operator or a travel agency specified by SIA “Merks Mājas” (hereinafter – the Gift Certificate).
6.	The Participant of the Promotion shall be entitled to use the Gift Certificate to pay for a hotel and purchase plane tickets to a destination of the Participant’s choice, offered by the particular tour operator or travel agency.
7.	The Participant of the Promotion must use the Gift Certificate with the specific tour operator or travel agency until the deadline set by the specific tour operator or travel agency for the Gift Certificate, provided that the deadline for use is not shorter than 1 November 2025.
8.	The issuer of the Gift Certificate, i.e. the tour operator or travel agency, shall be fully responsible for the service (trip) purchased as a result of the use of the Gift Certificate.  
9.	Instead of the Gift Certificate, the Participant of the Promotion shall be entitled to choose a discount of EUR 5,000 including VAT on the purchase price of an apartment in the project Magnolijas, address: 6 Skrīnes Street, Riga or 8 Skrīnes Street, Riga, which is reflected in the purchase agreement concluded between the Participant of the Promotion and SIA “Merks Mājas”. In this case, the Participant of the Promotion shall not receive a Gift Certificate for the purchase of a trip.  
10.	The Participant of the Promotion may not receive the Gift Certificate within the framework of the Promotion in cash or in the form of a non-cash payment.
11.	The Promotion shall be applied simultaneously (combined) with the Bring a Friend promotion implemented by SIA “Merks Mājas”. The Promotion shall not be applied simultaneously (combined) with other promotions implemented in the project Magnolijas, including the Black Friday promotion.
12.	The Participant of the Promotion shall be entitled to use the Gift Certificate obtained as a result of the Promotion also for such trips and destinations that are more expensive than the value of the Gift Certificate, in such case the Participant of the Promotion shall settle the amount exceeding the value of the Gift Certificate with the particular tour operator or travel agency with their own funds.
13.	By participating in the Promotion, the Participant of the Promotion shall confirm and agree that the employees of SIA “Merks Mājas” work only during the official working days and working hours from 8:00 to 17:00, therefore the activities to be performed by SIA “Merks Mājas” within the Promotion will be performed during working hours, unless the Participant of the Promotion and SIA “Merks Mājas” mutually agree otherwise.

"Merks mājas" pays for your dream travel!

“Merks mājas” inspires for a better life and therefore announces a special offer for the project “Merks Magnolijas” – buy a 3- or 4-room apartment before the Midsummer Festival and live in it without any utility or management payments for one year!  

Residential housing project “Merks Magnolijas" constructed by the real estate developer “Merks mājas” will be commissioned this summer. Two A class energy efficiency buildings with 96 apartments in total will be constructed during phase one of the design. This is the first developer's project with solar panels and collectors installed on roofs in order to reduce the carbon footprint of buildings and to ensure lower energy and water heating costs in a long run.

“We are thrilled to be one of the first developers in the market to introduce these green technologies in life. Even though initially we did not plan the solar panels and collectors in the design, it was established during the construction that the practical benefits of these technologies are worth trying now,” **tells the board member of “Merks mājas”, Mikus Freimanis**. 
A person – the future resident of the buildings – has always been a focus of “Merks mājas” and we reassure it not only in words but also in deeds. Therefore, our offer “Live one year free of charge!” is a living proof of our belief in the efficiency and long-term contribution of these solutions for the residents of “Merks Magnolijas". 

All the scheduled construction works go according to the plan and currently we are working at interior finishing and final arrangement works, and we have started a process to receive opinions to be able to commission the building. Project “Merks Magnolijas” is special due to its resemblance to a private house, because the small three-storey buildings perfectly blend in with the surrounding low-storey construction. The project offers two- to four-room apartments starting from EUR 114 000 and total living area between 53 m2 and 103 m2.  Each apartment has a wide balcony or a private terrace, thoroughly planned and functional apartment layouts, 2.9m high ceiling and large windows that create a sense of spaciousness and cosiness. The project has a closed territory, equipped with a video surveillance system.    

The offer “Live one year free of charge” applies to the first ten buyers of 3- or 4-room apartments who will sign the booking contract until 23 June 2023.  Utilities and management service invoices will be covered between 1 September 2023 and 31 August 2024 at total value of EUR 3,000 (VAT inclusive). Utilities and management service invoices do not include invoices for additional services individually signed by the owner, such as invoices for internet connection.

Live free of charge – a special offer in project “Merks Magnolijas"

**On 4 November, the construction company Merks celebrated the topping out ceremony at the Merks Magnolijas residential project to honour the commencement of the final phase of construction. This is Merks’ first residential project in Pārdaugava and its first stage will consist of two 3-storey buildings with 96 apartments in total. The project is scheduled to be commissioned in summer of 2023.** 

“Today we are holding the topping out ceremony to celebrate the point at which the building has taken its general shape and it is now time to transition to the next phase of the construction cycle – the finishing works. This project, and its location in particular, is a hidden gem of Pārdaugava that is not yet widely known to the public, but holds a great future potential. I would like to thank the project architects, building supervisors and the entire Merks team for their immense efforts to ensure that the construction progresses according to the plan and schedule in these challenging conditions,” says **Andris Bišmeistars, Member of the Board and Construction Director of SIA Merks.**   

Keraterm construction blocks made of burnt natural clay and manufactured in Latvia have been used in the construction. Keraterm blocks are good at retaining heat, resistant to moisture absorption and loads and are a natural, breathing and durable material. Looking forward, these qualities will help the future residents of Merks Magnolijas save on energy and everyday living costs.

As reported earlier, reacting to the buyers’ preferences and needs, the construction company Merks has expanded its residential portfolio on the left bank of Daugava, in the picturesque Šampēteris neighbourhood. Currently it is possible to preorder apartments in the first building of phase one of the project where a total of 48 apartments ranging from two to four rooms will be available. Prices start from 114 000 euros.

Merks Magnolijas apartments will be available with high-quality full interior decoration. To provide a feeling of spaciousness, each apartment has a 2.90 metre-high ceiling as well as a balcony or even a private terrace up to 11.8 square metres in size. The buildings will feature shared pram storage rooms on the first floor. For convenience and safety of the residents, the premises will be equipped with controlled access and video surveillance. As for leisure, while children play at the modern playground, their parents will be able to enjoy a waterside recreation zone. The project will offer the option to purchase outdoor parking spaces.

Topping out ceremony at Merks Magnolijas – the latest project by Merks

**On Tuesday, July 19th a time capsule was immured in Merks Magnolijas – the most recent Merks’ project with a message for the next generations. The project is located in a quiet green area at Sampeteris, Skrines iela 6. In the first phase of the project two 3-storey buildings with 96 apartments will be built. Project completion is planned for the summer of 2023.**

“This is a significant moment in the future development of Merks as Merks Magnolijas is our first residential building project in Pardaugava. This is a place where history meets the present and the city meets nature creating a successful interaction to ensure comfort for the future residents,” **says Andris Bismeistars (Andris Bišmeistars), Board Member and Head of Construction at SIA Merks.**

The capsule as a message to the future generations contains a specially woven bookmark with Latvian strength symbols to protect residents of the building and to bring them happiness, luck, and wisdom. It also contains a traditional banknote to bring wealth to the future residents of the building as well as a patriotic leaf lapel pin that symbolizes the green surroundings and sustainability of the project. 

“Sampeteris area stands out with neatly designed private houses and low-rise buildings. That’s why buildings in the Merks Magnolijas project were created so as to fit into the surroundings perfectly and make the future residents feel like they live in a private house while [living] in an apartment. Project construction is moving at a fast pace with the new apartment owners expected to move in here within the next year,” **says Mikus Freimanis, Head of Real Estate Development at SIA Merks.**
